About the 5% Deposit Scheme
The Scheme makes home ownership more achievable by helping you buy a home sooner with a small deposit and Government backing. Here’s how it works.
1. Eligible home buyer
Home buyer meets all Scheme eligibility criteria.
2. Small minimum deposit
Home buyer saves a minimum deposit to contribute – 5% for first home buyers or 2% for single parents or legal guardians.
3. Government backing
The Australian Government provides a guarantee to a lender authorised to offer the Scheme (Participating Lender) so they can lend the home buyer up to 95% or 98% of the home’s value.
4. Home loan
Participating Lender provides a home loan.

Local Narrabeen specialist Grant Matterson has delivered a notable result in Narrabeen’s apartment market, achieving $1.575 million for a two‑bedroom property at 1/39‑41 Lagoon Street.
The sale, finalised on 25 September 2025 via private treaty, followed a 28‑day campaign that outpaced the local benchmark of 41 days on market for apartments.
Strategic Marketing Approach
Grant combined an expressions of interest process with a transparent price guide designed to generate competitive attention.
“The expressions of interest opened the door to multiple buyers while the price guide gave them a reference point,” Grant said.
“That mix encouraged competition and brought forward three formal offers within the campaign timeframe.”

According to Grant, understanding the buyers’ motivations proved pivotal in final negotiations.
“There was a point where the purchasers sought to adjust the terms,” he explained.
“But their commitment to the location and the apartment meant they ultimately proceeded at the full agreed price.”

Narrabeen’s 2-bed unit market has been transacting at a median of around $1.21 m over the year to August 2025, with typical marketing times near six weeks.
Against a cluster of comparable 2-bed/2-bath sales in August–September (with the median around $1.455 m), 1/39–41 Lagoon Street achieved $1.575 m on 25 September 2025, about 8% above that local reference point.
The Lagoon Street apartment — featuring two bedrooms, two bathrooms and two car spaces — benefited from this demand, drawing enquiry from buyers attracted to coastal living and the suburb’s transport links.
