PRIVATE INSPECTIONS
Scheduled inspections are a vital part of your sale process. They can make or break a buyer’s decision.
To ensure the security of your home and to adequately service the buyers, there will be Grant present at each scheduled inspection. During the inspection, we make a point of speaking with each buyer as to why your home is a good match for their requirements and why they should be prepared to pay a premium to own it.
AGENT COMMUNICATION
We will be in constant communication with you at every stage of your campaign. After every private inspection and open house, we will phone you to report on attendance, contracts requested, repeat visits and buyer thoughts.
Each week we will email a written report of all the information that you need to know and detailing potential buyer thoughts on the property and its value. We will also organise strategic meetings for accurate market updates.
BUYER MANAGEMENT
Our aim is to encourage as many qualified buyers to inspect your home. All enquires, whether by phone or email, are attended to and answered immediately.
OFFERS
During the marketing, offers are welcomed unless you instruct us otherwise. When an offer is submitted, we discuss it with you ensuring that you have every opportunity to sell at a premium price. Should we secure a buyer who is ready, willing and able to buy your home, we will provide them with a contract for sale and have them complete the document and provide a 10% deposit cheque.

Auction or Transparent Sale System
Selling by Auction or the Transparent Sales System is a fast and highly efficient method to achieve a premium price for your property. It also gives you much greater control over the selling process, which ensures you retain greater peace of mind.
Private Sale
A more subtle approach, the private sale involves quoting a predetermined asking price at the commencement of marketing. This price usually allows for a degree of negotiation. This method of sale, if handled correctly, can be highly successful. You may consider this method suitable if you are not in a hurry to sell and are prepared to wait until a buyer comes along willing to pay the asking price.
Expressions of Interest
A more recent marketing initiative, Expressions of Interest has largely replaced sale by tender as an alternative to auction properties that benefit from private sale negotiation rather than by auction. Like an auction, the process involves marketing your home without an asking price and with a prescribed closure date by which all interested buyers must register their interest. Private sale negotiations then take place where each of the parties tries to achieve a successful outcome. This method avoids the risk of incorrect pricing as well as obtaining genuine buyer feedback as to the likely value of the property. It’s a more discreet method of sale and is ideal for special properties or high profile vendors. However, there is a reduced sense of urgency due to the lack of competition and most offers are conditional and subject to considerable negotiation prior to achieving a sale. The marketing concept for this strategy is similar to that of Auction except that both you and the purchaser can achieve a sale without the loss of confidentiality associated with the auction.

The photographer will work to capture high-quality images, depicting the best features of your home while a talented scribe will ensure all advertising material provides an accurate and compelling description. The floor planner computer generates a floor plan to be included in the marketing material. Using a professional designer, advertising material is created specifically for each of the marketing mediums for your campaign.
All marketing costs are charged separately to the selling fee in order to offer you discretion in the formulation of your marketing campaign.

We are happy to arrive at a mutually agreed fee. This can be either a fixed percentage of the selling price or an incentive-based fee.
